Work Hours:

  • Your work hours will be four (4) hours per day, scheduled anytime between 8:00 AM and 5:00 PM Central Standard Time (CST), which is 10:00 PM and 7:00 AM Philippine Standard Time (PST) during the months when Chicago observes CST.
  • When Chicago shifts to Central Daylight Time (CDT), your work hours will remain four (4) hours per day, scheduled anytime between 8:00 AM and 5:00 PM CDT, which is 9:00 PM and 6:00 AM PST.
  • Please note that your schedule may still be subject to change at the discretion of your supervisor or the CEO.

Overview
KBM Realty, a mission-driven and 100% women-led real estate firm, is seeking an experienced and financially astute Property Manager to lead the operations of our existing residential portfolio while supporting strategic expansion efforts.

The ideal candidate brings a strong background in property management and real estate finance, a commitment to excellence, and a passion for community-based housing solutions. As we grow our impact and increase the number of units under management, this role is critical in maintaining operational integrity, tenant satisfaction, and financial performance across all properties.


Key Responsibilities

  1. Property Oversight & Operations

    • Manage day-to-day operations across residential and mixed-use properties

    • Coordinate maintenance, inspections, and vendor services to ensure optimal property conditions

    • Monitor lease compliance, rent collections, and occupancy across all units

    • Implement systems to streamline property operations and resolve maintenance issues promptly

  2. Portfolio Growth & Onboarding

    • Support the onboarding of new units, including pre-leasing and lease-up strategies

    • Collaborate with the development team to transition new construction and rehab units into active property management

    • Assist with market analysis and due diligence for expansion opportunities

  3. Financial Management & Accounting

    • Oversee all financial activity, including rent collections, expense tracking, and vendor payments

    • Reconcile accounts and generate monthly and quarterly financial reports

    • Monitor property-level budgets and track net operating income (NOI) and operating efficiency

    • Coordinate closely with the internal accounting team to ensure financial compliance

  4. Tenant Relations & Retention

    • Build strong tenant relationships by providing timely, respectful, and solution-focused communication

    • Manage lease renewals, move-ins/move-outs, and enforce community standards

    • Respond to tenant issues and lead conflict resolution or legal proceedings when necessary

    • Maintain high occupancy and satisfaction levels across the portfolio

  5. Vendor & Team Coordination

    • Supervise maintenance staff and external vendors, ensuring performance and cost-effectiveness

    • Review and manage vendor contracts for repairs, capital projects, and routine services

    • Schedule preventative maintenance and maintain property improvement plans


Qualifications

  • 3–5+ years of experience in property management, preferably with multifamily or scattered-site portfolios

  • Strong knowledge of property accounting, budgeting, and financial reporting

  • Proficiency in property management platforms and accounting tools (QuickBooks, AppFolio, or similar)

  • Working knowledge of local landlord-tenant laws, fair housing regulations, and leasing compliance

  • Excellent leadership, communication, and organizational skills

  • Commitment to equity, housing access, and community-centered development


Preferred Experience

  • Experience managing affordable housing or subsidized rental units (e.g., CHA, PBV, LIHTC)

  • Familiarity with Chicago’s housing market and neighborhood dynamics

  • Bilingual (English/Spanish) is a plus
